What to Check at the Final Walkthrough



The final walk-through is your last opportunity to ensure that the property is in the agreed-upon condition before closing. It typically takes place 24-48 hours before closing. Here’s what you need to look for:


1. Bring Essential Documents

  • Purchase Agreement: To confirm the agreed-upon repairs, fixtures, or appliances that should be included.

  • Inspection Report: For checking that any requested repairs have been completed.

  • List of Repairs: If applicable, bring a list of repairs the seller agreed to make.


2. Inspect for Agreed-Upon Repairs

  • Confirm that all repairs or replacements specified in the contract are completed.

  • Check the quality of the work. If any repairs seem incomplete or poorly done, bring it up immediately.


3. Check for Damage or Issues

  • Look for any damage that wasn’t present during your last visit. Make sure there’s no new damage caused by moving or neglect.

  • Walk through each room carefully to ensure the property is in the condition you expect.


4. Test All Systems

  • HVAC Systems: Turn on heating and cooling to ensure they work.

  • Plumbing: Run all faucets, flush toilets, and check for any leaks.

  • Electrical: Test all light switches, outlets, and fixtures.

  • Appliances: Test major appliances (dishwasher, oven, washer/dryer, refrigerator, etc.) to ensure they function as expected.

  • Windows and Doors: Open and close all windows and doors to check for smooth operation, drafts, or broken hardware.

  • Water Heater: Check that the water heater is functioning properly by running hot water.

  • Garage Door Openers: Test any garage doors to ensure they open and close properly, including remotes.


5. Check for Agreed-Upon Items

  • Verify that all items included in the sale (e.g., light fixtures, window treatments, or appliances) are still present.

  • Make sure any items that were supposed to be removed have been taken out of the home.


6. Examine Walls, Floors, and Ceilings

  • Look for any cracks, water stains, or issues with drywall, ceilings, or flooring that may have appeared since your last visit.

  • Check carpets for any new stains or damages.


7. Inspect the Exterior

  • Roof: Look for any visible damage or missing shingles.

  • Landscaping: Ensure that the yard is in the same condition as it was during the last visit, and there are no major changes in drainage or other exterior factors.

  • Gutters: Ensure gutters are intact and functioning properly.

  • Garage and Storage Spaces: Ensure these spaces are clean and in good condition.


8. Verify Keys and Remotes

  • Ensure that you receive all keys (for doors, mailboxes, garage doors, etc.), garage remotes, security system codes, and any necessary manuals for appliances.


9. Check Utilities

  • Ensure that all utilities are still connected and functional. You should have arrangements made to transfer them to your name for the day of closing.


10. Discuss Any Issues Immediately

  • If you find any problems during the walk-through, inform your real estate agent immediately. You can request to delay the closing until the issues are resolved or negotiate how they will be addressed after the closing.
