Contract to Close:
Buyer Transaction

Full Service: Contract to Close for Buyer Transaction

$500 paid at the closing table

PROVIDED SERVICES: Communication. ✓ Consistent, proactive communication throughout entire transaction with your experienced TC; ✓ Introduction emails to all parties (co-op, title, lender, clients) involved in the transaction with respective documents & pertinent info; ✓ Initial email to Agent with full transaction summary and pending status items; ✓ Secure Agent and Client Portal where all transaction tasks, documents, and participants are securely stored; ✓ Separate group SMS chats with the Agent for Clients, Cooperating Agents, and any other transaction participants the TC communicates with via SMS; ✓ SMS & e-mail reminders for important dates and deadlines; ✓ Calendar reminders of important dates; ✓ Summary of key dates and transaction info; ✓ Summary and Milestone updates to Agent & Clients; ✓ Agent copied on all email communication; ✓ Key information provided to clients at every milestone:  loan application, appraisal, inspection, closing prep; ✓Assist and support any transaction requests from any party in the sale. Documents and Broker Compliance.   ✓ TC will ensure that all required documents for broker compliance are fully executed, signed, and dated; ✓ TC will organize and label documents (i.e. Dotloop docs and folders); ✓ Create and complete pending file (i.e. TransactionDesk); ✓ Review all pending documents and retrieve any missing signatures and make any corrections under agent direction; ✓ Write, execute, and distribute any TAR forms under agent direction throughout sale; ✓ Expedite signatures by notifying clients and agent when documents need signature; ✓ Continuously upload docs and monitor compliance; ✓ Confirm receipt of earnest money and upload copy for compliance; ✓ Complete and submit closing compliance paperwork to brokerage. Inspections. ✓ Provide your inspector recommendations to buyer clients when applicable; ✓ Schedule inspections as requested; ✓ Provide informational email to buyers and sellers on what to expect with inspections; ✓ Ensure inspection reports are paid for and timely received; ✓ Write Repair Amendments or Notification under agent direction when applicable; ✓ Storing any repair receipts provided by the Sellers. Deadlines & Tracking. ✓ All contingencies labeled in summary; ✓ TC continually monitors, follows up, and provides updates on  all deadlines and contingencies; ✓Reminders to Agent prior to all deadlines; ✓ Support for any added contingencies/special stipulations; Financing.  ✓ Introduction to lender with all necessary documents; ✓ Verify and notify parties loan application made and credit report ordered; ✓ Support any questions or requests from lender; ✓ Confirm appraisal due date and follow up; ✓ Confirm appraisal ordered and paid for; ✓ Confirm appraisal received, support follow up plan if appraisal is low or requires repairs; ✓ Ensure lender is on track for loan approval, CD release, CTC and closing date. Title.  ✓ Send contracts and all needed info (commission, HOA etc.); ✓ Ensure title work and loan payoffs on track; ✓ Before closing check in's with the appropriate parties; ✓ Complete Qualia requests; answer/support/any questions from title; ✓ Assist Title with any required forms to be completed and signed by Clients; ✓ Request and review ALTA for accuracy; ✓ Connect multiple title companies when transactions are contingent on other sales. Additional Coordination. ✓ Coordinate final walk throughs, notify parties, and notify Agent; ✓ Coordinate closing time and send to Agent; ✓ Gather and provide utility information; ✓ Provide information regarding closing including:  utilities, location and time of closing, what to bring and what to expect at closing; ✓ Order Home Warranties; ✓ Request and store detailed HOA information and documents when applicable; ✓ Coordinate and notify any other appointments as needed.

Full Service: Contract to Close for Seller Transaction

$450 paid at the closing table

Financing.  ✓ Introduction to lender with all necessary documents to verify loan application made and credit report ordered if buyer’s agent has not fulfilled; ✓ Support any questions or requests from lender regarding the property; ✓ Confirm appraisal ordered and provide information on the appraisal process to clients; ✓ Confirm appraisal due date and follow up; ✓ Confirm appraisal received, support follow up plan if appraisal is low or requires repairs; ✓ Ensure lender is on track for loan approval, CD release, CTC and closing date. A Single Agent Transaction applies when there is not a cooperating agent on the other side of the transaction. PROVIDED SERVICES: ✓ Full Transaction coordination services for all Represented Client(s). ✓ Additional transaction assistance provided if one party is unrepresented to ensure regulatory compliance to include: ✓ SMS and email reminders of important tasks and deadlines to the unrepresented party; ✓ Calendar invitations of important dates to the unrepresented party; ✓ Brokerage compliance paperwork for all necessary documents and disclosures required for an unrepresented party; ✓ Extra documentation and record keeping to protect against unrepresented party legal claims.

Agent Directed:
Offer Transcriber

Agent-Directed Offer & Counter-Offers for Buyer or Seller Clients 

$100 paid  prior to services being rendered

PROVIDED SERVICES: Agent-Directed Offer Transcription Service. ✓ Designated TC to transcribe unlimited offers per client for the purchase or sale of a specific property at the sole direction of the licensed real estate agent; ✓ Create a transaction file or add transaction forms to the agent’s existing file in platforms such as TransactionDesk; ✓ Add transaction participants to the file as provided by the agent to include clients, cooperating agent, and/or other relevant parties; ✓ Transcribe offer and unlimited counter-offer terms, deadlines, contingencies, special stipulations, and/or related provisions exactly as provided by the agent; ✓ Ensure transcribed terms are inserted into the correct contract document as directed by the agent; ✓ Inset form fields for clients to mark offers as accepted, rejected, and/or countered under the agent’s direction; ✓ Prepare the offer and/or counter-offers for agent’s final review and approval before delivery to directed transaction participants; ✓ Obtain required signatures ensuring proper markings, dates and times by each signer; ✓ Ensure agent is copied on all document signing activity; ✓ Send approved documents for electronic client-signatures as directed by the agent; ✓ Deliver signed copies of offers to the cooperating agent as directed by the agent; ✓ Initiate group SMS communication with the agent and client(s), cooperating agent, and/or other parties when requested and directed by the agent; ✓ Send agent-directed email communication to clients, cooperating agents, and/or transaction participants when requested and directed by the agent; ✓ Deliver signed copies of offers to the cooperating agent and/or clients as directed by the agent; ✓ Transcribe, label, and organize the Purchase and Sale Agreement and all counter-offers in the agent’s transaction file; ✓ Notify agent of missing information, incomplete signatures, and/or missing or incomplete documents that appear to require agent review; ✓ Assist with marking the transaction as pending (when applicable) if an offer is accepted as directed by the agent; ✓ Obtain signatures on any drafted contractual paperwork as directed by agent when available (i.e. Confirmation of Agency, Property Disclosure, etc). IMPORTANT LIMITATIONS Roles of Parties. SmoothTC does not negotiate, select forms, determine offer strategy, communicate licensed opinions, or represent any party in the transaction. The agent remains solely responsible for all licensed real estate activity, including client negotiations, selection of terms, contract strategy, negotiation, document review, legal sufficiency, compliance, delivery approval, and final authorization. Pricing. Offer Transcriber Services do not include full contract-to-close transaction coordination unless separately ordered after the property goes under contract. Fees are due prior to services being rendered and are non-refundable.

Broker Compliance

PROVIDED SERVICES: Broker Compliance Paperwork.  ✓ TC will ensure that all required documents for broker compliance are fully executed, signed, and dated properly and inform the agent of any errors to maintain compliance; ✓ TC will organize and label documents for broker checklist(s) as needed; ✓ Write, execute, and distribute any TAR forms under agent direction throughout sale; ✓ Upload copy of receipt of earnest money; ✓ Complete and submit closing compliance paperwork to brokerage.
