The Final Inspection: What Docs to Review

The Final Inspection (most commonly referred to as the Final Walkthrough) is usually the Buyer’s last opportunity to inspect the property to ensure it's contractually move-in ready!

The Documents to Review & Why

If you are a hands-on Buyer, here are some documents you can review to ensure everything is complete when you perform the final inspection with your Agent:


Repair Amendment (Click to Read More)

Unless your agent has advised otherwise, all agreed-upon repairs, as specified typically in your Repair Amendment, should be completed when you perform your final inspection.


 ➡ Inspection Report

Your Inspection Report can be helpful during the final walkthrough to compare pre-negotiation photos with the current condition of the specific items that were agreed to be repaired or replaced.


 ➡ Repair Receipts 

Copies of repair receipts (when provided) will also be in your Client Portal to review.

Purchase and Sale Agreement (Click to Read More)

During the final walkthrough, you should confirm that all items contractually agreed to remain with the property are still in place, and that any items agreed to be removed are no longer present. As of December 2025, here is where you can find these specific items in your contract:


 ➡ Included as Part of the Property (Section 1.A)

Review a list of boiler plate items that are included as part of the property when applicable.


 ➡ Items to Remain (Section 1.B)

Ensure the items contactually agreed to remain are at the property during your final inspection when applicable


 ➡ Items to Remove (Section 1.C)

Ensure items agreed to be removed are not present during your final inspection when applicable.


 ➡ Leased Items (Section 1.D)

Inspect the condition of assumed leased items when applicable.

Property Disclosure & Subsequent Updates (Click to Read More)

As you check for any new or unreported damage, review your Property Disclosure Statement and any subsequent updates to confirm the issue was not previously disclosed.
